Ask what has actually been reviewed

If you receive a hard money pre-approval letter, ask who issued it, what information was reviewed, which conditions remain, and when the letter expires. The lender determines whether it is appropriate to issue a letter.

Keep the purchase timeline realistic

Valuation, title, insurance, entity documents, and underwriting can affect timing. Before relying on financing for a purchase deadline, confirm the lender’s requirements and remaining conditions directly.
